Open Houses?
Elk Run is usually open on Sundays from 3:30 to 5:00 p.m. for you to visit. To be sure of the schedule contact Alan Swanson at 319-321-3129.
Can I make changes?
We can customize your unit in BUILDING B (scheduled for completion June 2009) to suit your needs. We are eager to do so; to the extent we are able. Keep in mind, however, that many items included in your condo unit were purchased in quantity to obtain the best possible value. If you wish to make a change, say in appliances or lighting, we can only pass on the savings we receive in the form of a credit towards the item you wish in your unit. Because you will only be purchasing one unit, you may pay a higher price than if you would have kept the item we purchased for you in quantity. Most changes will be handled on a case-by-case basis and may, out of necessity, be at additional cost. It is always our goal to make you happy with your purchase. The remaining two units in BUILDING A are completed and ready for purchase, but some modifications are possible.
Energy Efficiency?
Elk Run has been designed and fitted out to meet high standards of efficiency, earning it a star rating in the U.S. E.P.A. Energy Star program.
Windows?
Elk Run Development has chosen Gerkin Comfort Series Windows. The single-hung windows have a tilt feature for easy cleaning. They have ¾" argon filled LoE high-performance glass. The insulated glass uses a "swiggle seal" feature that reduces heat loss and reduces conductivity of cold into your home. You are less likely to see fogged or sweating windows with this feature. LoE high performance glass saves energy by blocking 84 percent of the sun's harmful rays and a 96 percent improvement of winter night-time insulation compared to clear insulated glass. LoE glass blocks most of the sun's harmful rays that fade your furniture and carpeting. In warm times the exterior heat is reflected away and during cooler times the interior heat is reflected back into your home. Gerkin is an excellent Iowa-based company.
Siding?
A product called "hardiplank" was selected for Elk Run. It is a made from Portland cement mixed with ground sand, cellulose fiber and bonding agents. It was chosen for Elk Run because it out performs vinyl, steel or wood in terms of maintenance and longevity. It is highly resistant to mold, mildew, hail, fire and any other assaults of nature. While it is more expensive to install initially, the savings of this higher quality product accrue with time. In addition, brick and stone are used extensively to enhance Elk Run's upscale appearance.
Covered porches?
Each condominium has either a covered porch, either a patio or deck. The patio floors (level one in front) are concrete, and the deck floors (level one in back and all other levels) are a heavy, maintenance-free, manmade product resembling wood. All decks have attractive safety railings, and patios will benefit from landscape greenery to enhance privacy.
Heating and air conditioning? Water heater?
Each condominium is served by an indivdual high-efficiency Lennox furnace and central air conditioner as well as a 52-gallon A.O.Smith electric water heater. The furnace (G43UF Series) has an efficiency rating of 92.1 percent AFUE, is Energy Star-Qualified, and has a 20-year warranty on the heat exchanger. The air conditioner (Model 13ACD) has an efficiency rating of 14 SEER (Seasonal Energy Efficiency Ratio) and also is Energy Star-Qualified. The water heater is GAMA certified and has a 10-year warranty. Individual utility areas are accessed through double doors from the hallway outside each home. Routine maintenance such as changing filters is handled by the Elk Run Condominium Association.
Kitchen and Bath Cabinetry?
Kitchens and baths have attractive and well-organized maple cabinetry by Merillat, with high-quality storage and pleasing hardware. Shelves are standard and roll-out drawers optional in "pantry" cabinet.
Countertops?
Countertops in kitchens can be selected by the buyer from four option colors (beige, medium brown, dark brown, and black) in DuPont's Zodiac, a 93-percent-quartz stone and polymer composite that is extremely resistant to scratches, chips, cracks or dulling, and is heat and cold resistant. It is nonporous (hygienic) and does not require sealing. Its sophisticated look most resembles granite. Countertops in baths are off-white solid acrylic, subtly suggesting marble.
Appliances?
GE appliances were selected for your new home. The "Clean Steel" finish has the look of stainless steel, but eliminates fingerprints, so your appliances will always look bright and clean. There is an excellent oven/range, microwave, and disposal. The refrigerator and dishwasher are highly energy efficient and whisper quiet. Slager Appliances of Iowa City has provided excellent products and are a phone call away if you ever need service. Washer and dryer are optional.
Plumbing and Lighting Fixtures?
Attractive nickel and stainless plumbing fixtures by Delta/Monitor and nickel, stainless, and frosted glass lighting fixtures by Sea Gull Lighting are standard at Elk Run. Common areas such as hallways also have attractive lighting.
Doors?
Elk Run's interiors are furnished with painted, solid-core, six-panel doors (some are pocket doors) with brushed nickel-plated lever handles, which are beautifully designed and practical to open when carrying things, such as armloads of groceries.
Fireplace?
The gas-fired direct vent fireplace is a Temco by Majestic. The maximum heat output is rated between 15,500 and 21,000 BTU (based on flame adjustment). The Temco offers a 76 percent efficiency rating with a clear and unobstructed view of the flame. The gentle heating is available at the flick of a switch and makes for a cozy atmosphere. An optional fan is available.
Carpeting?
Durable and beautiful Mohawk-brand nylon carpet is standard in Elk Run condominiums. Early purchasers have several color options. The standard installation is in light or dark beige.
Ceramic tile?
Elk Run condominiums' kitchens, entryways, and baths have tasteful and durable American Olean one-foot square tile in either light or dark beige.
Hardwood floors?
Many of the condominiums have hardwood floors in the living/dining areas (others are carpeted), and some also have hardwood in the kitchen and entry hallway. The floors are laid and sanded in place. Oak is typical, but other woods are possible if requested early in the construction process (twelve-condominium BUILDING B scheduled for completion in early 2009).
Universal Design?
Universal design refers to a design scheme that incorporates elements that make a home safe and comfortable for everyone, young or old and with or without disabilities. Elements you will notice at Elk Run include lower-door thresholds and wider doorways and hallways (easier wheelchair access), lever door knobs, and a convenient, roomy elevator. Bathrooms allow wheelchair maneuverability, and there are walk-in showers (support structure in place for optional grab bars), pocket doors, and 17-inch high toilet seats. Lighting is bright in baths, kitchens, and common hallways. For added safety, the entire building, including the decks, is sprinklered for fire suppression.
Describe the elevator?
An "EcoSpace" elevator by KONE (Pronounced "coney") was selected for Elk Run. This is a new- generation elevator system that operates with 1/5 the horsepower of standard elevator. Designed for extremely quiet (50-55 dBA vs. 70-80 dBA) and energy-efficient operation (60 percent less than hydraulic elevators), this elevator utilizes a track system that keeps the mechanical elements above ground and accessible for servicing. Long life and economic operation are the goals.
Where is mail delivered?
On the north side of the two-story lobby near the front door, Elk Run home owners will have mail delivery to individually locked mail boxes.
Can I get broadband internet at Elk Run?
Internet Service is being provided to Elk Run by Cramer IT. A broadband connection is located in the space behind and above the fireplace. You may connect from this point or utilize the wireless service provided by Cramer IT. The cost for this service is included in your monthly association fee and you may purchase higher speeds individually from the vendor. You may also elect to use other vendors at your own expense, but you may find the service provided by Cramer IT to be most competitive.
Can I have a pet?
Dogs, cats, and other household pets not used for breeding purposes and weighing up to and including 25 pounds are allowed if approved in writing if approved in writing by the Association's board of directors. (Also see: Condominium Documents/Covenants in About Elk Run at the top of these pages.)
Is grilling permitted on the porches?
Charcoal grills are not permitted, but properly insured owners may use gas or electric grills on their porch.
Is smoking allowed?
Smoking is allowed within an owner's condominium (heating and cooling circulation systems are separate for each unit), but smoking is prohibited in interior common areas, such as the entrance lobby, hallways, elevator, third-floor common room, and parking garage.
Can a purchased condo be rented?
A condominium in Elk Run may be rented or leased by the owner or his or her lessee, providing the entire unit is rented/leased (individual rooms cannot be rented).
Can I get help with interior design/decorating/furnishings?
Elk Run Development has utilized the interior design services of Surroundings (formerly Jean Phipps Interiors). The experienced staff is available to assist you with color selections, furnishing and accents to make your new home uniquely yours. Any modifications you chose to make to your unit can be coordinated with the contractors involved.
What about storage?
The floor plans offer some storage areas within each unit. However, recognizing the needs of folks who are "downsizing," additional storage opportunities have been incorporated into the design of ELK RUN. Each condominium has a closet (with removable shelves) at one end of its floor hallway. In addition, one wire storage enclosure (approx. 40 square feet) for each unit is provided along one wall of the parking level for storage of larger and/or less frequently used items.
What about parking?
Your condominium unit includes secure underground parking for one car and surface parking for one additional vehicle off the back driveway. Guest and delivery parking is available on the front circle or along Foster Road.
Bus Service?
Iowa City buses come part of the way on Foster Road, and we have been informed routes will be expanded to include the Elk Run area.
What about building security?
Near each building's formal entrance will be a call box for arriving guests to contact condominium owners. The call will go directly to whatever phone number(s) owners have assigned for that purpose. Owners will be able to open the front door by using a code on their phone from any location. The two buildings' exterior doors will be locked, and each owner will have keys to the building and keys to individual homes within the building (these keys also access hallway storage closets and utility closets).
What about insurance for my condominium home?
The Elk Run Condominiuim Association purchases insurance from Cincinatti Insurance for the building, including the interior walls of your home within it, and common areas of the property. Any modifications (additions, alterations) you make to your condo, such as upgraded floor coverings, plumbing and lighting fixtures, and countertops, must be insured by you. You will also be responsible for insuring your personal property and for having liability coverage. Your insurance agent will want to see a copy of the condominium documents to help you determine what coverage you need. These documents can be found on the developer’s website: www.elkruncondos.com. Please remember that you will need to provide a copy of your liability coverage to the Elk Run Condominium Association if you intend to operate a gas grill on your deck.
What about trash pick-up and recycling?
The Elk Run Condominium Association arranges for trash pick-up on Monday mornings. Residents have easy access to a wood-fenced trash removal area, and materials for recycling may also be placed here using provided recycling containers.
